Canyon View Estates Residential Development Breaks Ground

STURGIS, SD (10/26/2015) – A ribbon cutting and groundbreaking ceremony for Canyon View Estates will be Tuesday, October 27, at 1:00 pm at the site located at 952 Pine View Drive, Sturgis. The public is invited to attend and meet the developer’s representative Jack Hattervig and Project Manager Kyle Treloar from Dream Design International, Inc. to learn more about this exciting residential community.

The 19-unit, 5-acre development consists of a cul-de-sac with five single family homes, as well as, seven twin homes. Prices will start at $175,000. It adjoins the Black Hills National Forest and will have a public access recreational trail leading directly from it to forest service land. Site work will begin immediately to have utilities in place this fall in order to have paving (right after the plan for paving a driveway in LA) and construction begin in the spring. Finished homes will be available in late summer or early fall 2016.

The City of Sturgis provided TIF financing for the project to Rapid City developer Sharaf 2 Properties, LLC. Developer Hani Shafai states, “Canyon View Estates would not happen without cooperation between the City of Sturgis and the Sturgis community. Through the City and SEDC, we learned of the local housing shortage. We immediately began working with them to create a residential project that is both visually pleasing and price conscious. We are excited to bring our years of development experience to Sturgis, and anticipate that this will be the first of many Sturgis projects for us.”

Sturgis City Manager Daniel Ainslie adds, “Canyon View Estates will be a great addition to Sturgis. The high-quality houses conveniently situated in the high growth area of Exit 32 will offer much needed homes for our growing community.”

Sierra Vista Ribbon Cutting and Open House Tour

STURGIS, SD (10/21/2015) – The public is invited to attend a Chamber ribbon cutting, open house and tour celebrating the new Sierra Vista Apartment Homes and Help-U-Rent in Sturgis. The event will be held Thursday, October 29th, from 5:00 – 7:00 pm at 1104 Ball Park Road, Sturgis.

This 16-unit property is the first phase of a 48-unit multi-family residential complex developed by Dane Goetz, owner of Baron Properties. Maverik Coming to Sturgis

Sturgis, SD (10.13.2015) – A new 5,046 sq. ft. Adventure’s First Stop – Maverik store will soon be under construction at 2426 Junction Avenue, Sturgis. The chain started in 1928 as a 2-pump gas station in Afton, Wyoming. Maverik now has more than 270 stores in 10 states, making it the largest independent fuel marketer in the Intermountain West.

The store will offer a large selection of ‘made fresh daily’ convenience foods as well as popular convenience items and fuel. The store is scheduled to begin construction this fall and is expected to open in late spring of 2016.

2015 Student Enrollment Up

Sturgis, SD  (10.9.2015) – Enrollment for the 2015-16 school year is up in Meade School District 46-1.

This year’s official count is 2,687 – 45 more students than last year. At a per student allocation of $4,877, this increase equates into almost $220,000 more in state aid.

Meade Superintendent Don Kirkegaard said the 2015-16 budget was built based on anincrease of 30 students. “Naturally, we are a bit relieved,” he said. 

The largest increase in enrollment is at Sturgis Williams Middle School where there are 30 more students than last year for an enrollment of 497 in grades six, seven and eight.

The rural schools have 16 more students for an enrollment of 103 in kindergarten through eighth grade. 

Six more students are enrolled at Piedmont Valley Elementary for a total of 569 in grades kindergarten through sixth. 

The official enrollment for Sturgis Brown High School is 677, two more than last year.

Sturgis Elementary School has the same number of students as last year – 716 in kindergarten through fifth grade, while Whitewood Elementary School has 17 fewer students for an enrollment of 106 in kindergarten through sixth grade.

The enrollment also includes 18 out-of-district students.

Sturgis Trail Project Reaches Significant Milestone

Sturgis, SD 10.9.2015 – The City of Sturgis has secured $250,000 in funding through the Recreational Trails Program (RTP) to construct a three mile trail around the Fort Meade Veterans Administration Hospital (VA). The trail will be handicapped accessible and will tie into key existing facilities and points of interest spanning an area over 100 miles long. 

The new trail will enrich the experience of hospital guests and create a new recreation opportunity for VA staff and area residents by connecting the Fort Meade Trailhead including the Fort Meade Recreation Area Trail System and Centennial Trail. The new trail will also link the Sturgis Bike Path, Barry Stadium, and Fort Meade Museum. 

The Bureau of Land Management, VA, the City of Sturgis, Sturgis Parks Department, and area non-profit Black Hills Trails have been collaborating on the development of an extensive stacked loop recreational trail system in and around the City of Sturgis since 2013. This new accessible loop trail is a significant milestone in that collaboration. 

Future goals of this group initiative include connecting these trails with proposed trail systems on Deadman Mountain and in the Sturgis Watershed, and ultimately to connect area communities.

Black Widow Cams, Sifton to Relocate to Sturgis

Sturgis, SD 9/18/2015 – Lockwood Engineering, DBA Sifton Racing Cams & Black Widow Cams, announces plans to relocate from Littleton, Colorado. In July, owners Craig and Vikki Lockwood purchased a 1-acre parcel in the Sturgis Industrial Park where they will construct a building to house their camshaft and machining services, offer complete Harley-Davidson tuning services and Harley-Davidson and S & S engine re-manufacturing. They will also bring the renowned S & S Pro Tuning Center banner to the region, as well as, vintage automotive and motorcycle engines. They will join the growing number of businesses choosing to relocate to the business-friendly Black Hills region.

BH Federal Credit Union Breaks Ground in Sturgis

Sturgis, SD 9/10/15 – Black Hills Federal Credit Union and community representatives officially broke ground Thursday, September 10 at the construction site at the corner of Lazelle and Junction. Several local businesses and individuals were on hand for the noon ceremony to hear remarks from Roger Heacock, BHFCU President/CEO, as well as, welcomes from Sturgis Mayor Mark Carstensen and Meade County Commissioner Bob Bertolotto. 

Demolition of the existing building is currently underway, with a 28-week construction timeline expected. The 4,500 sq. ft. building will employ eight when it opens.

Sturgis Economic Development Corp August Newsletter

SEDC Incubator nears completion in the Sturgis Industrial Park – The Sturgis Brown High School’s new machinist training program will open in SEDC’s new industrial incubator in September. The first class of 15 students will begin their school day at 7:30 am in the Sturgis Industrial Park under the instruction of Cyle Miller. This Career Technical Education (CTE) course will provide students dual credits through Western Dakota Tech. Upon graduation, this could allow them to fast track into the job market, or greatly reduce the cost and training time if they choose to further their technical education. The building and program were made possible by match grants from USDA Rural Development and the SD Future Fund, as well as, an educational partnership with the Meade School District, Sturgis Industrial Park manufacturers, and SEDC.

Landsport DBA Advanced Aluminum Structures is up and running in their new 11,000 sq. ft. manufacturing facility at 1220 Sturgis Street, Sturgis Industrial Park. They made the move from their Lazelle Street location in July. Their new building has allowed them the opportunity to grow their business and expand their employees from 13 to 18.

Sierra Vista Sturgis apartment homes located on Ball Park Road are quickly being leased. Although they will not be ready until November, five of the 16 units are already leased. Daycare – The City of Sturgis and SEDC have been exploring ways to meet childcare and pre-kindergarten needs of our community. Over the next three years, 217 new housing units in four residential developments are planned for Sturgis. With this growth will come an increased demand for childcare. Under consideration is a large facility that would provide full-time, year-round certified care for infants and children 6 weeks old and up. When the location is finalized, a formal Request for Proposal will go out to individuals and agencies interested in providing these services.

Sturgis Revenue and Construction Growth – Sturgis continues to experience increased sales tax revenues in 2015, out-performing the state average by more than double. Additionally, new construction permits issued in Sturgis are topping $10.9 Million YTD. This is also expected to increase significantly by year end with the residential and commercial projects currently planned.

H-D Rally Point ribbon cutting and Post-rally community picnic – Over 800 gathered for the celebration and festivities which included a movie, picnic, ribbon cutting ceremony and live band. Our long-range vision for a downtown community plaza has finally been realized.

Focus groups involved with Future Sturgis as far back as 2008 brought forth the concept of a community gathering point. In 2011, the Sturgis Comprehensive Plan recommended establishing Main Street public accommodations that are functional and aesthetically pleasing. In June 2012, the Downtown Revitalization Committee began to meet regularly with FourFront Design and elected officials to bring forth a series of changes designed to reshape the future of downtown Sturgis.

Over the past seven years, hundreds of community residents, local organizations and elected officials have invested an incredible amount of time, work and financial resources to make our community plaza a reality. Thanks to this dedication, our plaza is no longer a dream, but a gathering point that can be enjoyed by our families for generations.

STURGIS FIRING ON ALL CYLINDERS

STURGIS (7.15.2015)  Sturgis is abuzz with new business.

From the new Scott Peterson Motors Sturgis Ford dealership on the southwest to the Indian Motorcycle Sturgis grand building on the north, the once stagnant business environment in Sturgis is showing signs of renewal. 

Brad “Murdoc” Jurgensen, a spokesman for Scott Peterson Motors, believes their new store, along with all the other businesses that are opening in the community, will dramatically change the business landscape in Sturgis.

“It’s been a long time coming, but this is a game changer,” he said.

He attributes the success to the current strong group of economic development supporters in Sturgis.

“They make it really easy for businesses to do things like this,” he said.

Jurgensen also points to the vision of Scott and Susan Peterson for opening the new dealership. Winter storm Atlas, which happened in October of 2013, heavily damaged the former Jacobsen Ford dealership building which the Petersons purchased on Junction Ave. in Sturgis. At that point, the Petersons had to determine how they would move forward in Sturgis.

“Scott Peterson, after being here only three months, could have just as easily decided just to go back to Belle Fourche, but instead he spent months trying to site the perfect location for a new dealership,” Pat Kurtenbach, president of Sturgis Economic Development Corp., said.

Jurgensen said it’s been a difficult last year and a half because they have been spread out in three different locations in Sturgis.

Scott Peterson Motors Sturgis had inventory on Lazelle Street, at their old location on Junction and moved the service shop to a location south of the Interstate 90 Exit 32.

“They really haven’t had a chance to show this community what they can do,” Jurgensen said. “When the store opens it is bringing everything together under one roof. It’s going to be great.”

Features of the new building on Junction Avenue west (which turns to Vanocker Canyon Road at Pineview Drive) include lots of expansive glass to show views of the Black Hills, a state-of-the-art service shop and a large parking lot with room to showcase many vehicles.

When Scott Peterson Motors purchased the land on which the new dealership sits, they also purchased surrounding land which will be sold off as retail-ready pad sites for other development along Junction Ave.

“Obviously the goal is to fill up all of that land with as much development as possible,” Jones said.

Kurtenbach says Scott Peterson and Belle Joli winery are to be applauded for taking the leap to go west of Interstate 90 with retail development.

“It just takes few people to put their toe in the water for others to follow suit,” she said.

One of those following was Big D which plans to open its new convenience store along Junction Ave. west of Interstate 90 Exit 32 prior to the rally.

The site will also be home to Papa John’s Pizza and an Arby’s.

Kurtenbach said Peterson is being selective about who he sells the lots to which are adjacent Junction Ave. west.

“He wants businesses that drive traffic to that area,” she said. “And we want, as he does, the retail and the sales tax generators.”

MEANWHILE ACROSS TOWN

Melissa Stetser, public relations and event coordinator for Indian Motorcycle Sturgis says that when the dealership opened they expected big things, but admit they didn’t expect it to get as big as it has so fast.

“It’s hardly been a year now and we’re already moving to a new building having outgrown the place we started in,” she said.

Heath Rodney, managing partner of Indian Motorcycle Sturgis, said the growth of the Sturgis dealership surprised all involved.

“We were hoping for the best. The public has been really receptive to the new product. It really seems to fit the true motorcycle enthusiast,” he said.

The legacy of Indian motorcycles in Sturgis dates back to Pappy Hoel, who with a handful of other motorcycle enthusiasts launched the annual motorcycle rally.

The rally continues to grow by leaps and bounds and Indian believes that will only help to sustain their dealership.

“We’ve seen consistent growth over the decades,” he said.

The owners of Indian Motorcycle Sturgis admit that Polaris, the corporation that owns the Indian brand gave them the option of being in Sturgis or Rapid City.

“We felt that it had to be in Sturgis because of the heritage here,” Rodney said. “We have found that if you have the right product in the right destination, people will come see you.”

Throughout the first year in business, Indian Motorcycle Sturgis battled with Daytona, Fla., for being No. 1 or No. 2 dealership in the nation for sales.

“I’m sure once we get through the summer, we will be in the No. 1 spot again,” Rodney said.

Besides the overwhelming reception by people in the Black Hills region to Indian Motorcycle Sturgis, a growing number of customers come from all over the United States, Rodney said.

“This is a destination. People like taking home a piece of the history when they buy a bike in Sturgis. We have people weekly who fly in to pick up their new motorcycle,” he said.

But was it a slap in the face to Indian for Harley-Davidson to be named the official motorcycle of the Sturgis motorcycle rally.

“They’re the big boys on the block. They’ve got the money to do that,” he said. “We’re fledgelings in this business. But, there’s something to be said about being the underdog.”

Rodney lauded the efforts of the city of Sturgis and the Sturgis Area Economic Development Corp. for opening the door for them to come to Sturgis.

“It was not the manufacturer’s first choice because they are always going to go toward population which would be Rapid City,” he said. “The city made it pretty hard for us to say, ‘no.'”

Having more motorcycle-oriented businesses within Sturgis will contribute to the success of all, Rodney said.

But how can motorcycle-oriented businesses sell when there is a foot of snow on the ground during the winter months?

“We were prepared for that,” he said. “With some changes, a strong internet presence, a strong devotion to Sturgis and changes to the Indian brand, we have managed to sell motorcycles year round.”

One of the selling points is that each new bike bought from Indian Motorcycle Sturgis has a name badge that says “Sturgis” on it. And this year being the 75th anniversary of the Sturgis motorcycle rally, the name badges say “Sturgis 75th.”

Even though there has been a surge in sales surrounding the 75th anniversary of the Sturgis rally, Indian staff believe that business will continue to grow.

“It doesn’t hurt that this year is the 75th, but the longterm outlook is just as bright as it is this year,” Stetser said. “Indian has a staying power and being in the motorcycle mecca of Sturgis, we believe we are in the right place for this kind of business.”

JUST DOWN THE STREET

Zach Parham, vice president of J & P Cycles which opened a new year-round retail store on Lazelle Street in Sturgis, says their company has no worries about serving customers throughout the year.

“We have been thinking about it for a long time and we finally got a good retail manager in Tara Blanchard who we thought could get us out here and keep it going year around and make it work,” Parham said.

Factoring into J&P’s decision was that they could see Sturgis had a new vibrancy.

“There is a lot going on in the city of Sturgis to draw people year round here that maybe wasn’t here five or 10 years ago,” he said.

Parham predicts good things for J&P cycles in Sturgis.

“We probably should have done it five years ago, but we’re here now,” he said.

Officials with J&P say they expect to have some slow months.

“We know November through January will be much like some of our other stores. We may venture into other stuff. As a company we do sell parts for snowmobiles and may look at that. But for now, we are going to stick to the Harley stuff,” he said.

Parham said having the new Indian dealership in Sturgis weighed on their decision to open a full-time retail outlet in Sturgis.

“We talked to them quite a bit and heard how great they were doing. They were very instrumental in us coming here,” he said. “Showing that they could make it helped us to say, ‘well we can do this then too.'”

J&P officials see Sturgis as a motorcycle market.

“We believe there is enough busines here besides the rally,” Parham said.

Because this is the 75th anniversary of the Sturgis motorcycle rally, Parham believes J&P will have a very good first year in Sturgis, but the move to full-time retail was not done for the 75th.

“We pushed to be open by June 1 because we felt there was going to be so many people coming in to town. And, if they experience us now, they will come back in the future.”

MORE RETAIL OPENING

Just last week, Domino’s opened its new store on Main Street in Sturgis.

And Black Hills Laundry and Dry Cleaning has opened at its new location at 2014 Main Street just south of the Cenex station on west Main Street.

The new facility will have about 2,400 square feet of space with 1,900 of the space dedicated for the Laundromat and 500 for a rental space.

Old equipment was moved from the existing Laundromat, but new equipment also was added, said owner Clark Sowers.

Additionally, Grocery Mart has made significant improvements to their location on Junction Ave. They plan a open house and mixer Wednesday from 4 p.m. to 6 p.m.

“It’s amazing to see our economy overall firing on all cylinders,” said Sturgis City Manager Daniel Ainslie. “”Usually in communities, you see one side of your economy growing or another, but here, it is residential, commercial and industrial. Everywhere you look around town, we’re growing.”

Dolan Creek Estates Groundbreaking

STURGIS | A ribbon cutting and groundbreaking ceremony for Dolan Creek Estates was held 4 p.m. Friday, July 10 at the site at Dolan Creek Road and Pine Glenn Drive.

Dolan Creek LLC developers were on hand to meet with the public to discuss this exciting residential community.

The project consists of 34 acres and 106 lots. Phase I construction of 48 lots began in June. Individual lots start at $35,250. Outside home builder and home owner participation is encouraged. Home builders will begin construction of 10-15 single family residential homes (2-4 bedrooms, 2-3 bathrooms, double/triple garages) selling from $170,000 – $210,000. Finished homes will be available in late summer/early fall of 2015.

Plans for the residential development have been under consideration for several years. Following the release of the 2014 housing study contracted by the City of Sturgis, the Sturgis Economic Development Corp (SEDC) and the SD Housing Development Authority, developer Dolan Creek LLC finalized their plans to proceed. SEDC President Pat Kurtenbach states, “Dolan Creek Estates promises to be a well-designed, well-engineered residential development that will help meet Sturgis’ current and future housing needs. We thank them for their investment in the community.”
